My Roami At Factors Row review is a reflection of our own experience during our stay.

Roami at Factors Row is located in the Central Business District, just a short walk from the French Quarter. It is approximately 12 miles (19 km) from Louis Armstrong New Orleans International Airport (MSY), with a typical drive time of around 18–25 minutes by car.

Roami at Factors Row offers a unique blend of historic charm and modern conveniences, making it an appealing option for travelers looking to stay in the heart of New Orleans. Located near Canal Street and steps away from the French Quarter, this property provides easy access to major attractions like Bourbon Street, Jackson Square, Café du Monde, and Café Beignet. Housed in a historic building, the design captures the architectural roots of the city while offering a contemporary stay experience. Its central location is ideal for both leisure and business travelers, offering the best of both worlds.

Unlike a conventional hotel, Roami at Factors Row offers fully furnished apartments with spacious layouts, well-equipped kitchens, in-unit laundry, and stylish interiors. Guests can enjoy the privacy and flexibility of an apartment-style stay while benefiting from Roami’s modern hospitality approach. The property features self-check-in with smart lock technology, allowing guests to access their accommodations seamlessly without needing to visit a front desk.

Roami, the company behind Factors Row, specializes in providing upscale, short-term rental accommodations in urban destinations across the U.S. With a focus on combining home-like comfort with hotel-quality service, Roami ensures a smooth guest experience through 24/7 virtual support and thoughtfully curated stays that reflect the local character of each city.

We stayed at Roami at Factors Row during our latest trip to New Orleans, and it was an excellent choice. However, our stay didn’t start there—we had initially booked an apartment at Hibernia Tower, another Roami property in the same area, but we ran out as soon as we stepped in. The apartment had nothing to do with the high standards of Factors Row, and honestly, we can’t believe Roami has it under its umbrella. The entire building looked old and worn, and the apartment itself felt outdated and had a bad vibe. While we love Roami’s properties overall, we strongly recommend avoiding Hibernia Tower and opting for Factors Row instead (or one of their other properties in NOLA).

IS THERE PARKING AT ROAMI AT FACTORS ROW?

Roami at Factors Row does not offer on-site parking. However, guests have several nearby parking options:
• O'Keefe Parking Garage: Located at 412 O'Keefe Avenue, this garage is recommended by the property for its proximity. Please note that parking fees are not included in your room rate.
• Street Parking: Metered parking is available in front of the building and throughout downtown. Meters operate from 8:00 AM to 7:00 PM, Monday through Saturday, and are free on Sundays. Be mindful of time limits and regulations to avoid fines.

IS ROAMI AT FACTORS ROW FAMILY FRIENDLY?

The property offers spacious multi-bedroom apartments equipped with full kitchens, washers, and dryers, providing convenience for families traveling with children. Additionally, the property is located within walking distance of the French Quarter, making it easy for families to explore local attractions.

THE STAFF: 4 STARS

Roami Factors Row offers a seamless self-check-in process, so you don’t interact with anyone upon arrival. When we contacted customer service about the issue with our Hibernia Tower apartment, they immediately found a solution and moved us to Factors Row, ensuring a smooth transition. At Factors Row, you primarily interact with a virtual concierge during business hours, and after that, you’re directed to a local contact for emergencies. Room cleaning is not daily unless requested, and turn-down service requires advance notice. The service feels more functional than warm or personalized. However, a nice perk is the common room, where guests can grab free necessities such as toilet paper, coffee, soap, and other essentials, making it easy to restock without needing to contact staff.

APARTMENT REVIEWED

1 BEDROOM APARTMENT

The one-bedroom apartments at Roami Factors Row stand out for their spaciousness and modern design, making them well-suited for both short- and long-term stays. With high ceilings and large windows, they reflect the building’s historic charm while offering a bright and airy atmosphere. 

The interiors strike a good balance between old-world elegance and modern comfort, featuring stylish furnishings, a fully equipped kitchen, in-unit laundry, and a comfortable living area. Bathrooms come with high-end finishes and premium toiletries, ensuring a comfortable and convenient stay.

However, noise can be an issue due to the nearby bustling streets. Special note: Request rooms away from Carondelet Street, as the streetcars run 24/7 and can be disruptive, especially for light sleepers. If you’re sensitive to noise, consider investing in quality earplugs to ensure a restful stay.

HOTEL GROUNDS: 4 STARS

Roami Factors Row delivers the essentials but lacks the extensive amenities you might find in more traditional hotels. However, the historical charm and unique atmosphere make up for some of that. A decent-sized lounge area, a 24-hour gym, and a quiet courtyard offer spaces to relax. There’s also a supply pantry where you can grab coffee, creamers, towels, and other essentials if you’re running low. Additionally, there is a locked luggage storage room where guests can securely leave their bags before check-in or after check-out. Access is coordinated through the virtual concierge, who will provide the necessary access code.

LOCATION: 5 STARS

One of the most compelling features of Roami at Factors Row is its location. With Canal Street, the French Quarter, and Bourbon Street just a short walk away, it’s easy to explore New Orleans’ most iconic spots. Whether you’re up for a quiet stroll around Jackson Square or a lively night on Bourbon Street, it’s all within reach. The convenience of this location is a standout feature, especially for first-time visitors.

OVERALL: 4.25 STARS

Roami at Factors Row was an excellent choice for our stay in New Orleans. The property offers a central location that blends historic charm with modern living, making it a great option for travelers who want to be close to the city’s main attractions while enjoying the comfort of a well-designed apartment. We loved the spacious layout, high ceilings, and stylish decor, which made our stay feel both comfortable and immersive.

However, while the property provides a convenient and enjoyable stay, it lacks some of the personalized services that traditional hotels typically offer. Self-check-in means you won’t interact with staff upon arrival, and while the virtual concierge is available for assistance, the experience leans more toward independence than hospitality-driven service.

This property is best suited for independent travelers who prioritize location and a self-sufficient stay over the traditional concierge experience. If you’re looking for a place that makes you feel like a local, as if you’ve lived in New Orleans for years, Factors Row delivers that unique and immersive vibe. We had a great time here, and aside from the street noise (especially from the 24/7 streetcars on Carondelet Street), it was an excellent base for exploring the city.
